Our leasing commission is 1 month's rent.
Once the propoerty is leased and tenant occupied, the fee structure switches to a flat monthly fee based on a percentage of the rent.
Depending on condition, location, and portfolio size, our flat monthly fee is around 8%.
The only other fees you'll see are a $200 lease renewal fee, and a 10% contracting fee on all non-recurring maintenance.

Once a property is leased and tenant occupied, we conduct rent collection, bill pay, service and maintenance requests, all tenant communication, license renewals, lead-based paint compliance testing, and the full eviction process if necessary. Our owners can be completely hands off!
We take professional pictures, floorplans, and 3D tours. We post those on our website and over 30 other syndicated websites as well. Prospects can book a tour directly through our website, and we have 2 in-house leasing agents that will tour them through the property. They can then apply right where they booked the tour.
We also market through social media platforms, send targeted email campaigns, promote listings at local events, and utilize paid advetising across multiple channels.
We require that tenants make 3X the rent, gross income. We check credit history, criminal background, rental history, and perform income verification.
We send all of our owners weekly reports on their listings outlining how many people have viewed their property, toured it, and applied.
Owners receive weekly reports when their property is on the market, showing prospective tenant interest and showings. Owners will also receive monthly reporting on cash flow, income and expenses, and rent roll.
Tenants can pay rent through an online portal by linking their bank account or paying with card. They can also submit payment directly to our office with cash, certified funds, or personal checks.
Rent is due on the 1st and late on the 5th. One the 15th of that month, they receive an attorney letter, and by the end of that month, they are being filed on. The city then requires us to go through diversion and has the potential to go all the way to a lock out. We handle this whole process and go to court on your behalf.
