Yes, when you book your appointment, write "Virtual Tour" after your name and your agent will contact you the day of to discuss how you'd like the virtual tour to be conducted.
In order to apply, all prospects you must have toured the property.
Each prospective tenant over the age of 18 years old must submit a rental application.
Each co-signer (if applicable) must also submit their own rental application.
PLEASE NOTE: Submitting your application without the Holding Fee WILL NOT remove the property from the active market.
The application fee is $60.00 per prospective tenant and $60.00 per co-signer. The fee is NON-REFUNDABLE if the application is processed. This fee covers backgrounds checks, administrative fees, and processing fees.
Each applicant will be required to provide PDF documents from the original source when submitting any proof of income. Please note, New Age Realty Group uses a third party INCOME VERIFICATION vendor to verify all paystubs, W-2s, tax forms, bank statements, pension award letters, and Social Security award letters.
EACH APPLICANT WILL NEED:
- Valid Photo Identification (State or Government issued).
- Proof of Income in PDF form (Past 4 weeks of paystubs, Employment offer letter, or 3 most recent bank statements).
- Employer contact information.
- Addresses and contact information for the past five years of residential history.
- International applicants will need to provide Visa page from Passport along with Immigration paperwork (I20, J1, F1)
REQUIREMENTS:
- Tenant(s) must have a COMBINED NET income of at least 3 TIMES the monthly rent amount.
- If applicable, Co-signer(s) require a NET income of at least 4 to 5 TIMES the monthly rent amount.
- Good to Excellent credit history
- Landlord and/or Personal references
- No evictions/filings within the last 4 years - excluding COVID state of emergency.
- New Age Realty Group will judge each applicant with a holistic approach and will comply with the Renters' Access Act of 2021 established in Section 9-810.
HOLDING FEE:
After submitting the application(s), the prospect will be required to submit a Holding Fee equal to one month’s rent. New Age Realty Group will not process applications without the Holding Fee.
- The Holding Fee must be paid in cash or certified funds (money order, certified bank check, or cashier’s check) addressed to 'New Age Realty Group' and delivered to the office:

- Money Orders and Cashier's Check can be submitted via the office dropbox after business hours. It MUST be in a clearly marked envelope with the applicant(s) name and the corresponding property address.
- Cash MUST be submitted during office hours.
Upon approval the holding fee becomes the security deposit for the unit moving forward. If your application is declined, we will refund the Holding Fee within 2 business days.
For all our properties we collect first month’s rent, last month’s rent, security, any additional fees. Personal checks WILL NOT be accepted as a form of move-in funds.

New Age applicants are advised to apply for the property they are most interested in.
Anyone over the age of 18 that will be living at the property must submit an application and undergo a background check.
The holding fee is used to reserve a property for 24-48 hours while the approval process takes place. For all New Age properties, the holding fee is equal to one month's rent.
If your application is declined, the holding fee will be refunded. If approved, the fee rolls over to your security deposit, and is refundable at the termination of the lease, minus any deductions.
Yes, cosigners are permitted if you do not make at least 3 times the monthly rent. We do not allow cosigners for credit purposes.
We do not look at credit score. We instead look at credit history, specifically on-time payments, collections history, and if you've ever filed for bankruptcy.
Proof of Income must be provided in PDF form, and should show an applicant's full month of income history. This includes paystubs, offer letters, bank statements, tax forms, and W-2s.
If you're an independent contractor or business owner, please provide us with your most recent tax documentation or your last 3 months of bank statements.
Applications take 24-48 hours to process.
Keys can be picked up on the first day of your lease. We will not give out keys unless all funds, utility numbers, and proof of renter's insurance have been provided.
You can go through any major provider. For applicants with existing insurance policies, we recommend checking with your insurance provider, as you may be able to bundle your plan with renter's insurance.
